Our award-winning management team is a family owned and operated business since 1979 in Gainesville, FL. That said, we provide the same care and attention to your children as we would to ours; during your student’s time in Gainesville.

Renting & Moving Frequently Asked Questions (FAQS)

Renting

Rent by the room means an individual lease for your son or daughter. Our residents can live in a shared apartment with roommates without the stress of renting an entire apartment. Individual leases allow us to split the rent making each resident responsible only for their portion of rent. This floorplan is only available in the Regency IND.

Joint leasing means all roommates will be on the same lease and have shared responsibility over the whole apartment.

  • Combined minimum monthly income equals 2.5x market rate required.
  • Pass a background, credit check, and employment verification.
  • Create pet screen profile.
  • Send confirmation of utilities set up and proof of renter’s insurance to property.

Every case is different. Sometimes one group has decided to find an apartment together, others are open to meeting new people they can become friends with. We can accommodate both situations. If your child is looking for roommates we offer a roommate matching service. We aim to match students with similar interests using our matching questionnaire. The goal is to blend similar lifestyles, hobbies, and habits among residents.

If you are the person that will be the guarantee on the lease, then you will be required to fill out the Guarantor Application. This form will be subject to credit approval and proof of income for two consecutive months will need to be provided in order to process your application.

We accept monthly payments via personal check, money order or cashier’s check. They can also be paid online through our easy payment portal. Payments are due on the first day of each month. A late fee will be applied after the third (3rd) day of each month. Only certified funds will be accepted in the office once monthly payments are late.

Like most student communities, we offer term-length leases. Our standard, full lease term begins in August and ends July 31st of the following year. Payment is always due on the first day of every month and considered late after the third day with additional fees applied. All installments can be paid using payment methods listed above.

All leases include free parking, pest control, garbage, and recycling center, 24 emergency maintenance, cable with HBO, and high-speed internet with one-time setup fee, access to the community amenities and optional furniture packages.

In addition, our rent by the room lease includes a $40 allowance for water, sewer and electric for each occupant in the apartment.

Moving

To make your move in quick and easy we have implemented a curbside check-in. Arrive during your child’s allotted time to get move in paperwork, keys, and gate remotes.  You can then head over to your apartment and start unpacking or ask us for directions and information to the nearest store or grocery for the items you may still need.

With rent by the room common area and bedroom furniture are included and in joint leasing, furniture packages are optional.

A full-size washer and dryer, dishwasher, disposal, self-cleaning oven, microwave, and a refrigerator with an ice maker are included with rent.

About Our Community

Parking is not assigned and is free and available at a first-come, first-serve basis.

Spyglass is gated 24-7 with remote access available via keyless remote or the use of a property code that is changed every month. The code is also changed for the gate, fitness center, and our on-site computer lab monthly. Please contact the leasing office for the property code.

Spyglass is pet-friendly and offers a dog park and dog waste stations throughout the property. There is a $250 refundable pet deposit up front and a monthly $25 fee/pet. For rent by the room leases the weight limit is 40 pounds, and all roommates must agree to have a pet in their home. For joint leasing there are no breed or weight restrictions.

Spyglass has an on-site courtesy officer that lives in the community and is available to assist with any emergency that might arise as well as watch out for resident safety and privacy.

We offer the right balance of support and independence. Our clubhouse is designed for college students with everything from Wi-Fi and study areas, fitness facilities and a resort pool – all on-site and available to our residents. Apartment living gives students real-world situations and promotes responsibility. Residents are in complete control of paying their bills, cleaning the apartment, studying, cooking and planning their lives. It’s the right amount of responsibility to prepare your child before complete independence.
