RENTINGQ: What does the term “Lease By The Bed” mean and how is this better for my child?
A: By The Bed means an individual lease for your son or daughter. Our residents can live in a shared apartment with roommates without the stress of renting an entire apartment. Individual leases allow us to split the rent making each resident responsible only for their portion of rent.
Q: How does my child connect with roommates?
A: Every case is different. Sometimes one group has decided to find an apartment together, others are open to meeting new people they can become friends with. We can accommodate both situations. If your child is looking for roommates we offer a roommate matching service. We aim to match students with similar interests using our matching questionnaire. The goal is to blend similar lifestyles, hobbies and habits among residents.
Q: What forms am I, the parent, required to complete?
A: If you are the person that will be the guarantee on the lease, then you will be required to fill out the Guarantor Application. This form will be subject to credit approval and proof of income for two consecutive months will need to be provided in order to process your application.
Q: What forms of payment do you accept?
A: Payments are accepted in the office in the form of: a personal check, money order or cashier’s check. Rent can also be paid online through our website - you must get your log in information from our leasing office to access your account.
Rent is due on the first day of each month. A late fee will be applied after the third day of each month. Only certified funds will be accepted in the office once rent is late.
Q: When do I pay my child’s first installment?
A: Like most student communities, we offer term-length leases. Our standard, full lease term begins in August and ends August of the following year. Payment is always due on the first day of every month and considered late by the third day with additional fees applied. All installments can be paid using payment methods listed above.
Q: What does monthly rent include?
A: The rent includes the rental amount for the bedroom and shared occupancy of the apartment common areas, access to the community amenities, water, sewer, cable with HBO and high-speed Internet. The rent also includes a $30 electricity allowance for each occupant in the apartment.
MOVINGQ: What can we expect on move-in day?
A: Simply report to the leasing office during your child’s allotted time to get lease paperwork, front door and bedroom keys, and parking information (if applicable). Your family will enjoy complimentary refreshments at the leasing office. You can head over to your apartment and start unpacking or ask us for directions and information to the nearest store or grocery for the items you may still need.
Q: Are your apartments fully furnished?
A: Each home at Spyglass is stylishly furnished from the bedrooms to the common areas. All you need to bring are your clothes, technology and your favorite decorations. If you prefer to bring your own bedroom furniture this can be arranged and can save you a little money as well.
Q: What appliances come with leasing a home?
A: The following are included: washer, dryer, dishwasher, disposal, stove, self-cleaning oven, microwave and a refrigerator with an ice maker.
ABOUT OUR COMMUNITYQ: Is parking assigned?
A: No, it is available to everyone on a first come, first serve basis, but parking is free.
Q: Is Spyglass a gated community?
A: Spyglass is gated 24-7 with remote access available via keyless remote or the use of a property code that is changed every month. The code is also changed for the gate and our on-site computer lab monthly.
Q: Is Spyglass pet friendly?
A: Spyglass is pet friendly and offers a dog park, pet walk areas and pet stations throughout the property. There is a $200 refundable pet deposit up front and a monthly $20 fee. The weight limit is 40lbs and all roommates have to agree to have a pet in their home.
Q: Do you have Courtesy Officers?
A: Spyglass has an on-site courtesy officer that lives in the community and is available to assist with any emergency that might arise as well as watch out for resident safety and privacy.
Q: How does living in a student apartment community complement their college experience?
A: We offer the right balance of support and independence. Our clubhouse is designed for college students with everything from Wi-Fi and study areas, fitness facilities and a resort pool - all on site and available to our residents. Apartment living gives students real world situations and promotes responsibility. Residents are in complete control for paying their bills, cleaning house, studying, cooking and planning their lives. It’s the right about of responsibility to prepare your child before complete independence.
